Advice to Land Lords

Properties are individual as are the objectives of our clients, so our advice to any two clients is never the same.

It may be that the property in question will always be an investment, on the other hand you might need it for your own use in the future.

Here are a few general points which may be of interest to prospective landlords:

Furnished/unfurnished? The general rule is that smaller properties or those of modest proportions should be offered furnished, while large properties, or those let for a longer period of time should be unfurnished.
For some larger family houses consider hiring smart furnishings during marketing, this will help prospective tenants to imagine how they can make the house their home.
Presentation is everything. First impressions really do count; make sure the property is spotless having been thoroughly cleaned throughout. Make sure that carpets are in good condition or have been replaced.
Tenants are often attracted by a neutral and modern interior finish, so try and cater to the contemporary tastes of today’s tenants. Neutral uncomplicated furnishings will make a property look more spacious as well.
During winter months it is crucial that your property is warm and well lit. Think about adding table lights to bedrooms and in the drawing room, and maybe some up lighters in the garden as well.
If your property is unoccupied while it is being marketed, make sure you or your agent keeps it looking its best. Don’t let junk mail build up on the doorstep, or let the house or garden deteriorate in any way.
Make sure your property is regularly aired and make sure that you spend a few extra pennies on decent as opposed to cheap air fresheners.
When to launch? Launch timing is critical. For example the family house market is at its busiest between April and June. Families searching at this time wish to ensure that they are in place before the new school year in September. So in the case of houses, the ideal time to launch is from Spring to early Summer.
Your objectives. Make sure your agent clearly understands your wishes. For example you may want a particular type of tenant; one without children or pets for instance. You may want a tenant who will offer you the highest rent or you may simply be interested in people who will be good neighbours.
Your agent. Make sure that you receive several valuations and that your agent has a good track record for the type of property you own. If choosing more than one agent, ensure that they don’t put a ‘board jungle’ outside your property.
