Camphill House represents a rare opportunity to purchase a magnificent Georgian family home, which has been carefully refurbished and well maintained in an unspoiled, beautiful part of Aberdeenshire.

The C listed house was built in 1827 of pink granite under a slate roof. It was built for a surgeon who looked after the Forbes family at Craigevar Castle.

Approached through granite entrance pillars and along a private, tree lined drive, which ends in a gravel sweep by the front door. The house is well sheltered within its grounds of four acres.

Internally, the property has a warm family home atmosphere, an abundance of period features throughout and the intricate internal architraves are a particularly noteworthy feature.

The property is entered through a solid front door to an impressive entrance hall that has a wonderful Victorian mosaic tile floor, ornate architraves and a fine staircase.

The ground floor accommodation flows in a circle from the entrance hall.

The drawing room, a Victorian extension is located at the back of the house with access through the sitting room or the kitchen. This two aspect impressive room with a curved, high ceiling has French doors that lead to the garden and the focal point of the room is the fireplace.

The family kitchen was installed by Drumoak Kitchens. Pine lined walls, a beamed ceiling and a red Aga all create a charming country kitchen.

The dining room has three rare murals by Scottish artist George Melvin Rennie dated 1914. Each of the murals depicts local scenes of Craigievar, Corse and a local hill. There is a fine open fire with alcoves either side and a southerly bay window which all combine to form a hugely atmospheric room.

To the west of the entrance hall is the sitting room, which is a well proportioned room, with a bay window to the south, a open fire with black slate surround.

Beyond the sitting room is the study which has a lovely westerly aspect over the garden. The study could easily be used as a bedroom and there is a door to the adjacent shower room. A second staircase leads to bedroom 6 above the study.

From the main entrance, a fine staircase with original beech handrail leads to the first floor and second floors.

The first floor has a master bedroom with working shutters and an ensuite shower room, bedroom 2, a shower room, a bathroom and a separate staircase leading to bedroom 5. The second floor has bedrooms 3 and 4.

The self contained annex to the east of the main house was built by the vendors 8 years ago and is in excellent order. The accommodation is on two levels. On the ground floor the main house and the annex are linked through the second kitchen. The annex has its own separate entrance which leads to a hall and on to a lovely sitting room, bedroom 1 with ensuite bathroom and a well appointed kitchen. On the first floor there is a galleried landing leading to bedroom 2 which has an ensuite shower room. The annex has been used for bed and breakfast business and is useful for overspill accommodation.

Situation
Camphill House is situated in open coutryside, equidistant between Deeside and Donside. The property is surrounded by farmland and rolling hillsides and mixed woodlands. Some 3 miles north of the village of Lumphanan and is it easily accessible for the nearby villages of Alford and Aboyne. There is a local primary school at Craigievar or Lumphanan and the secondary school will be Alford or Aboyne.

Excellent facilities are to be found at both Aboyne and Alford. Alford is the main shopping centre and has a library, museum, community centre, swimming pool, bowling and an 18 hole golf course and dry ski slope.

Outside
Camphill House has an extensive garden to the south and west of the property. In from of the house there is a gravel sweep with a weeping birch in the island. The garden, extending to approximately 2 acres, is mainly lawn with mature trees and beds of snowdrops, daffodils and other wild flowers along with herbaceous borders and perennial flowerbeds. There is a productive, walled vegetable and fruit garden and there is also a pond.

There is an adjacent 2 acre paddock which is currently let on an annual basis to the local farmer who grazes sheep.
